There Is No Single Right Answer — But There Are Clear Guidelines

The most common sealcoating mistake in Virginia is either doing it too often (wasting money on a surface that is still protected) or not often enough (letting the asphalt binder oxidize to the point where sealcoating can no longer compensate for surface deterioration).

Residential Driveway: Every 2 to 4 Years

Most residential driveways in Central Virginia benefit from sealcoating every 2 to 4 years, with the interval depending on:

• Sun exposure: South-facing driveways in full sun degrade faster and need coating every 2 to 3 years. Shaded driveways can go 3 to 4 years.
• Traffic and turning: Driveways where vehicles do tight turns (the tire scrub wears sealcoating quickly) need more frequent treatment.
• Surface age: In the first year after installation, let new asphalt cure fully before the first coat. Sealcoating too soon traps volatile compounds that the asphalt needs to release.

Commercial Parking Lot: Every 2 to 3 Years

Commercial lots see heavier traffic, more vehicle fluids, and more repeated stress than residential driveways. The general commercial guideline is every 2 to 3 years:

• High-traffic drive-through lanes and entry/exit areas may need spot treatment annually
• Lower-traffic portions of the lot can often go 3 years between applications
• ADA accessible spaces and walkways should be maintained to high visibility standards and may need more frequent restriping

HOA Roads and Private Streets: Every 3 to 5 Years

Lower-volume private roads with light residential traffic can typically go 3 to 5 years between sealcoats, assuming proper drainage and no overloading.

Coastal Virginia (Hampton Roads, Virginia Beach): Shorten by One Year

Salt air accelerates UV oxidation and binder breakdown at the surface. Properties in the Hampton Roads metro — Virginia Beach, Norfolk, Chesapeake, Suffolk — should sealcoat one cycle sooner than the inland guidelines above.

How To Tell If Your Surface Needs Sealcoating

Look at the color: healthy sealed asphalt is dark black or dark gray. Surface that has gone gray or brown is oxidizing. Run a fingertip across the surface — if it leaves black marks easily, the binder is still fresh. A surface that barely marks your finger has oxidized significantly.

Run water on the surface. Fresh sealcoating causes water to bead. A surface due for resealing will absorb water rather than repelling it.
