When Concrete Outperforms Asphalt

Concrete flatwork excels in applications where asphalt struggles.
Application 1: Parking Pads Under Vehicles
Asphalt softens in sustained heat, and parked vehicles concentrate that heat on a small area — particularly with dark vehicles or metal trailers that conduct heat directly to the surface. Parking pads where vehicles sit stationary for extended periods (RV pads, boat trailer pads, overflow parking areas) are strong candidates for concrete.
Concrete's compressive strength is not affected by vehicle heat. A concrete parking pad handles the static loads of RVs, loaded trailers, and construction equipment far better than asphalt in a hot Virginia summer.
Application 2: Driveway Aprons
The apron — the section of driveway between the street and the property line — receives the heaviest abuse of any driveway section. Every vehicle brakes here, delivery trucks and garbage trucks apply full weight, and in older neighborhoods the section may be at pavement grade with no edge support.
Concrete aprons last significantly longer than asphalt aprons in these conditions. Many Virginia property owners use concrete for the first 8 to 12 feet of the driveway (the apron section) and transition to asphalt beyond that — getting the durability benefit where it matters most.
Application 3: Fuel/Oil Exposure Areas
Gasoline and motor oil are solvents that dissolve asphalt binder. Fleet parking areas, fuel dispensing areas, and commercial vehicle maintenance aprons where regular fuel/oil exposure occurs should use concrete, not asphalt.
Application 4: Walkways and Accessible Routes
Concrete is the standard material for ADA-compliant accessible walkways, ramps, and connecting paths in parking lots. The smoother surface, lower maintenance requirement, and ability to achieve precise slopes make concrete the preferred material for these applications.
Application 5: Dumpster Pads
Every dumpster enclosure in Virginia should have a concrete pad. Dumpster trucks apply tremendous point loads during pickup. Asphalt under repeated dumpster loading cracks and develops ruts rapidly. A 12 to 15 foot concrete pad with proper thickness (typically 6 inches reinforced) under a dumpster enclosure lasts 20+ years with no significant maintenance.
