Sealcoating Benefits: Why It Is Your Best Driveway Investment
Sealcoating extends driveway life, improves appearance, and protects against Virginia's freeze-thaw and UV damage. Here is what it actually does and why the math works.
What Sealcoating Actually Does
Sealcoating is a protective coating — typically asphalt emulsion or coal tar emulsion — applied to an existing asphalt surface. It does several things simultaneously:
1. Blocks UV oxidation. Unprotected asphalt exposed to Virginia's 200+ days of annual sun slowly loses the oils in its binder, becoming gray, brittle, and prone to cracking. Sealcoating creates a UV barrier that dramatically slows this process.
2. Seals out water and freeze-thaw damage. Virginia averages 30 to 50 freeze-thaw cycles annually in Central Virginia — more in the mountains. Water that enters surface pores freezes, expands, and creates cracks from inside the asphalt. Sealcoating closes those pores.
3. Resists oil and fuel damage. Motor oil, gasoline, and brake fluid dissolve asphalt binder over time, particularly in parking areas and under vehicles that drip. Sealcoating provides a resistant surface layer.
4. Restores appearance. A freshly sealed driveway or lot looks significantly better. This matters for curb appeal on residential properties and customer impression for commercial ones.

Consider a typical 1,200 square foot residential driveway in Chesterfield County:

What Sealcoating Does NOT Do

- It does not add structural strength to thin or deteriorated asphalt

How Long Before You Can Use It?
Most sealcoating products are dry to traffic in 24 to 48 hours under normal Virginia summer conditions. Wait 72 hours before allowing heavy vehicles. Cure continues for 5 to 7 days, so keep turning wheels and tight turns minimal during that period.
