Reactive maintenance — waiting until a pothole develops or a tenant complains — is always more expensive than preventive care. A structured annual schedule keeps small problems from becoming large ones and ensures the work happens during the optimal seasonal windows Virginia provides.

Spring: Assess and Repair (March–April)

After the Last Freeze

Virginia winters create a predictable damage pattern. Freeze-thaw cycling widens cracks, edge areas may have heaved and settled back unevenly, and catch basins may have accumulated debris. Spring is the time to assess the full extent of winter damage and execute repairs before summer traffic and rain intensify the problem.

Spring checklist:

  • Walk the entire lot and document all crack locations, severity, and any new settlement
  • Clear all catch basin grates and inlet structures

  • Repair potholes while temperatures allow (above 40°F)
  • Schedule crack filling before the first significant rain

Summer: Crack Filling and Sealcoating (May–August)

Fall checklist:

  • Final crack sealing before the first freeze
  • Sealcoating if not completed in summer (September and October offer ideal conditions)
  • Clean catch basins before leaf accumulation clogs them
  • Inspect and repair edge areas where erosion has undermined the pavement shoulder
  • Document any areas to watch over winter

Winter: Monitor and Emergency Repair (November–February)

Paving work is limited in Virginia winters, but monitoring continues.

Winter checklist:

  • After significant ice/snow events, inspect for pothole development in high-traffic areas
  • Emergency cold-patch pothole repair as needed (temporary fix pending spring warm weather)
  • Keep catch basins clear of ice buildup
  • Avoid excessive salt application on asphalt surfaces — deicers can penetrate cracks and accelerate sub-base saturation
