What Drives the Price Up

Existing driveway removal: Tearing out old concrete or asphalt adds $1.00 to $2.50 per square foot to the job.

Base condition: If the existing sub-base has failed (soft spots, significant drainage issues), re-grading and adding base material adds cost. This is non-negotiable — skipping proper base work just means the new asphalt fails early.

Grading complexity: Long curved driveways, significant elevation changes, or tight access for equipment adds labor cost.

Culvert or drainage work: Adding a new culvert at a road connection typically adds $500 to $2,500 depending on pipe size and depth.

Apron and edges: Concrete aprons at the road connection and edging material (concrete curb or landscaping border) add to the final cost.

Distance from asphalt plant: Rural properties far from a plant may see a delivery surcharge on hot-mix.

What Does NOT Affect Quality

The price per square foot for the asphalt material itself is relatively fixed — asphalt is a commodity. The difference between a $3.50/sq ft quote and a $5.50/sq ft quote from two contractors is usually base work, machine compaction vs. hand tamping at edges, asphalt thickness, and the contractor's overhead and insurance cost.

Cutting corners on base preparation is the most common way unethical contractors hit a low price — and the most expensive way homeowners end up re-paving in 5 years.

Questions to Ask Before You Sign

  1. What is the compacted base depth specified?
  2. What is the asphalt surface course thickness?
  3. Does the price include grading, edging, and cleanup?
  4. What is the contractor's Virginia Class A license number?
  5. What does the warranty cover and for how long?
