The good news: a well-maintained lot lasts 20 to 25 years. A neglected one starts requiring major work at 8 to 12 years.
The Commercial Maintenance Cycle
Annual: Inspect and Document
Walk the lot every spring after winter stress and every fall before winter arrives. Document crack locations, severity, and any settlement or drainage issues with photos and measurements. This creates the baseline for repair prioritization and budget planning.
Every 1–2 Years: Crack Filling
Cracks allow water to reach the aggregate base. Once the base is saturated, freeze-thaw cycles will heave and shatter the surface above it. Hot-pour rubberized crack filler — not the cold-pour tube product — bonds properly to the asphalt walls and flexes with temperature changes.
Every 2–3 Years: Sealcoating
Commercial lots take more abuse than residential driveways — vehicle fluids, UV exposure across large open surfaces, and heavy axle loads all degrade the binder faster. Sealcoating on a consistent schedule is the highest-ROI maintenance action for most commercial property managers.
Every 8–15 Years: Mill and Overlay or Full Reconstruction
When surface distress is widespread but the base is still stable, a mill-and-overlay (milling 1.5 to 2 inches of old asphalt and replacing it with new) restores the lot for 10 to 15 additional years at roughly 40 to 60% of full replacement cost.
Full reconstruction — removing all asphalt and re-grading the base — is warranted when there is widespread base failure, significant drainage problems, or major grade changes needed for ADA compliance.
ADA Compliance Is Not Optional
Virginia commercial properties must maintain ADA-accessible parking spaces, access aisles, and travel routes in usable condition. Deterioration that renders accessible spaces non-compliant creates legal exposure. Flag ADA areas for priority repair in every inspection cycle.
Drainage: The Hidden Factor
Most commercial lot failures trace back to water — specifically, drainage that was adequate at construction but is now compromised by settlement, pavement edge deterioration, or clogged catch basins. Clean catch basin grates twice a year minimum. Seal pavement edges where water can undercut the base.
