For most Virginia homeowners, asphalt is the better value on a 20-year lifecycle basis. For homeowners who want a surface that is maintenance-free for 30+ years and are willing to pay significantly more upfront, concrete is worth considering. For properties with significant gasoline or oil contact, concrete is strongly preferred.

Initial Cost

Asphalt: $3.00 to $5.50 per square foot installed in Virginia (2026 prices)

Concrete: $6.00 to $12.00 per square foot installed — typically 2 to 2.5x the cost of asphalt for the same driveway

For a 1,200 square foot driveway, that difference is roughly $4,000 to $8,000.

Virginia Climate Performance

This is where the comparison gets nuanced for our specific market.

Asphalt in Virginia Heat

Asphalt becomes soft in very high temperatures. Virginia's peak summer temperatures (95–100°F in Central Virginia) are within the performance range of standard Virginia Dept. of Transportation mixes, but tight turning of heavy vehicles in parking areas can cause surface rutting in the hottest summer days. A proper asphalt mix spec — PG 64-22 or PG 70-22 for commercial applications — handles Virginia summers well.

Concrete in Virginia Heat

Concrete does not soften in heat — in fact, it expands, which is why concrete driveways require control joints. Concrete is the better performer in sustained high heat.

Virginia Freeze-Thaw

Both materials are affected by freeze-thaw cycling, but differently.

Asphalt flexes slightly with freeze-thaw, which helps it tolerate the movement. Cracks that form can be filled. Properly maintained asphalt handles Virginia's 30 to 50 freeze-thaw cycles well.

Concrete does not flex. Freeze-thaw cycling causes the control joints to widen and surface scaling (concrete surface spalling). Deicing salts — which Virginia properties use liberally — accelerate concrete deterioration significantly. A concrete driveway treated repeatedly with rock salt will show surface scaling within 5 to 10 years.

Maintenance Requirements

Asphalt: Sealcoat every 2 to 4 years, crack fill as needed, potential overlay at 15 to 20 years. Active maintenance, reasonable cost.

Concrete: Virtually maintenance-free except for control joint sealing every 3 to 5 years. No sealcoating required. However, repairs when they fail (spalling, full-depth cracks) are expensive and visually obvious.

Resale Value Considerations

In the Richmond and Chesterfield markets, both surfaces are acceptable to buyers and appraisers. A well-maintained asphalt driveway does not reduce property value relative to concrete. Some higher-end neighborhoods in western Henrico and Chesterfield have a preference for concrete or pavers — check your HOA covenants if applicable.
